One of my clients like the 512 McClurg building very much, although we have been walking around the city and has seen some units in different buildings, his heart is in this building. I am glad that he finally get a contract on one of the units on the top floor. This unit has great views to the lake and city. One of the best units in the building. The 512 McClurg building is a full amenity building which has 24 hour doorman, a nice gym, a sun deck linked to a nice party room, on site Laundry. The building is located at the center of downtown, which has Walgreen’s in the building, AMC theater just downstairs, some grocery stores close by. Lots of nice restaurants and fast food places. Walking distant to the Michigan Avenue, the Navy Pier and the lake front. This building has the lowest assessment in the neighborhood, it is a very well maintained building. I am so happy for my client that he could move in to his dream place.

I had a showing at the 512 McClurg for unit 4406 and unit 5806. They are both large one bedroom unit with around 965 square feet, they both facing southeast, so you have beautiful view of the lake and the south shore line. Unit 5806 is on the top floor, it has marble entry and woodfloor in the living room. The 4406 has some built in closet in the unit. They are both excellent unit with granite kitchen counters and SS appliances. Unit 5806 has nice paint on the bath room and shower door. They both has a large walk in closet in the bedroom.

The 512 McClurg is located in the heart of the city with AMC theater and Walgreens underneath the building, Domicks is one block away, walk to Michigan Avenue, the busiest shopping street, walk to the lake front and Navy Pier. Lots of nice restaurants…

The building has a nice sun deck that you could do grill, a party room, just finished nice gym, most friendly doorman…

The 5806 is listed for $347,000 and the 4406 is listed for $349,000, this is the best price I have ever seen.

Studios are easy to be rented out at the 512 McClurg

There are lots of studios built at the 512 McClurg, each floor has 4 units, but you will be amazed to find out that these units are so easy to be rented, the reason is the building is located in a great area, very close to the Northwestern hospital and the school, so lots of residents and students live here. The studios are quite large around 600 square feet with nice size kitchen and marble bathroom. I had a client who bought a studio last year and we have rented it out in the winter even within a month, this is very good in Chicago as we all know that not so many people would like to move in the winter here. Currently there is only one studio available for $1,250 per month which has views to the lake.

I have always like this building – 512 Mcclurg, great building, great amenities, party room, sun deck, 24 hour door man. The good part of this building is that it has very low assessment, the reason is it has a Holmes gym in the building which has a nice indoor pool, but in this case, the building owners do not need to pay assessment for maintain the swimming pool. Plus there is a great discount for people who live in the building to use the gym.

Currently there 27 listings, starting from studio $214,900 to three bedrooms unit asking for $989,000. There are quite a few activities in the building, the reason is the location if perfect. Very close to grocery stores, AMC theater, many restaurants, Navy Pier etc.

512 Mcclurg was built in 2002 and it has AMC theater underneath in the building. It is in a great location with grocery stores, Walgreen’s, shops on Michigan Ave, lots of restaurants around it. This building currently has 29 active listing with 20 listing for sale and 9 listings for rent.

The for sale listings include Studios, one bedroom, two bedrooms, the price is from $224,900 to $629,900, that is around $363 – $444 per square feet, the studios are the cheapest.

The rental listings has one bedroom unit and two bedrooms unit with rental price of $1650 – $2,650, this price does not have a parking space, right now there is some promotions going on at the 505 McClurg for parking around $125 per month, only good for River East and Park View residents!

My client is looking for studios or small one bedroom unit, we went to see one of the studios at the 512 Mcclurg, the unit is very nice and clean, new SS appliances, new carpet and fresh paint. View to the south with lots of day light, you can see Chicago river very clearly! Lots of closet spaces. the kitchen size is very nice, even bigger than some of the one bedroom unit in other buildings. Building was built in 2003.

The we went to 550 St Clair, this is a brand new building with the taste of the west loop buildings, such as exposed cement on roof and in the hall way. Kitchen is like a wall kitchen other than the wrap around kind.

The third one is at the 450 Waterside, this one has a balcony, and all new appliances with marble entry and marble bathroom, washer drier in the unit. large walk in closet space. This is facing south so there is lake view.

The asking price of the above three properties are similiar, my client likes the first one and the third one.

512 Mcclurg River East building last 6 months activies

In the last 6 months there are 8 units have been closed in the River East building, this is pretty active as compare to other buildings which has from none to 3 average closed deals in the building. The closed price are ranging from $204,000 to $770,000, which includes from studio to three bedrooms units. There are three units are in the pending sale status, one studio, one bedroom and two bedrooms. I really like this building, not only I have friends live in the building so that I could come to visit often, but also I like the layout of the units, very large living room, bedrooms. Plus with the angle each unit do have some views to the lake or city. Currently there are studios, one bedroom and two bedrooms available in the building.

Cheapest studio at the 512 Mcclurg

This studio has around 620 square feet and it has some view to the lake. This studio is on the 10th floor, the asking price is $224,900 which is very compatible. The building is newly built in 2003 and the amenities are the best. This will be a good buy for investment as it is walking distance to the grocery stores and restaurant, plus I know there are lots of residences from Northwestern like this building as it is so close to the hospital. Studios at the River East Building 512 Mcclurg

I have showed some studios at the River East building. These studios are very spacious and lots of them do have a washer and drier in the unit which lots of the one bedroom unit does not offer in other buildings. One of my clients bought an 09 tier unit a couple of months ago. He likes the size, the sun light, the good size kitchen and lots of built in closet spaces. One of the good ideas is to put a Murphy bed in it so that during the day it looks like an Armor and you get to use the queen size bed at night!

The River East Building, 512 McClurg

The River East building was built in 2002 and since it is not in line with the directions, it got more views in each of the units. This building has a Holmes Place Health Club in the building which residents could join for very cheap price, it has lots of great equipments, classes and a nice swimming pool.

The AMC theater is next door to this building, so for fans of the new movies, this is a great place to live

The Building has 24 hour very friendly doorman, nice lobby, a new gym with new machines and weights, a nice size sun deck with lots of grills, etc.
